THE SITE

A sustainable location

The site lies in a very sustainable location with good access to a variety of facilities within both Noak Bridge and the wider area.

Facilities within walking and cycling distance of the site at Noak Bridge include schools, a village hall, sports facilities, public house, post office and convenience store.

To the immediate north of the site are sports pitches, with further play areas and pitches to the south within Noak Bridge.

A bus route follows Wash Road on the southern boundary of the site, with bus stops offering services to Basildon, Billericay and Chelmsford.

A network of footpaths provides access into the wider countryside to the north and the settlement to the south.

Housing offer

The proposal will comprise up to 300 homes including bungalows. There are no apartments/blocks of flats in this proposal.

Only 30% of the site will be built on; the remaining 70% will be dedicated to open space and biodiversity net gain provisions.

The application will include a policy-compliant level of affordable homes for local people, not for those living outside the borough of Basildon.

The first phase will deliver 100 homes. The exact mix of homes is yet to be agreed.

Energy efficiency measures form a core part of the design, including solar panels and air source heat pumps are likely to be used, instead of gas.

Use of materials

The architect is working closely to the Noak Bridge Design Code and the Essex Design Guide. A set of materials are shown here:

Landscaping / open space

About 70% of the site is earmarked for green infrastructure. Only 30% of the site will be developed for housing.

. This will include a new community park along the edge of the settlement with facilities such as allotments, play areas and amenity space, alongside biodiversity enhancements.

Highways and travel

There is an opportunity to improve connectivity from Wash Road to Barleylands with a new footpath, which is something being considered at this stage of the process.

The existing mini-roundabout opposite Bridge Street will be replaced with a larger roundabout with greater capacity. This will serve Phase 1 and the future development parcels to the west.

A new T-Junction further east will be created to serve the remainder of the site.

Heritage

The proposal can be delivered whilst maintaining the distinct identity of the Noak Bridge Conservation Area to the south, whilst also maintaining existing important local views such as the view towards the Grade I Listed Church of St Mary Magdalene.

Infrastructure

The site can deliver new infrastructure in the form of two community buildings.

These buildings could be used as education, health or sports facilities.
